Saginaw Texas Home Prices Spring 2017

I have seen a slight variation of home prices rising over the past 2 months. Listing prices are increasing in Saginaw.  I don’t expect things to slow down anytime soon.  If you are considering buying a home you can still find deals on a house in the Eagle Mountain Independent School District.  Having a good real estate agent who understands the market is a must. Don’t wait on the sidelines for too long, many of our listings are starting to sell within a few days of hitting the market.

As you can see from the graph below, all listings are not selling for asking price. To make sure you don't overpay for your home, you'll want to have an agent that does a thorough market analysis of the Saginaw home which you are making an offer.  I will navigate you thru the process.

Saginaw Texas Spring Inventory

Are you interested in how much current inventory is on the market in Saginaw? When we have high inventory that will suggest that homes are sitting on the market for a longer time before a buyer makes an offer that is accepted.

Currently in this area of Saginaw, homes have a median time of 35 days on the market before they sell. This would suggest that buyers are in a great position to make an aggressive offer on a home. Sellers should make sure to price their home near the market value if they expect to get an offer from one of those interested buyers. Low inventory is one indicator that prices should continue to rise.

Believe it or not - We have very little inventory for the amount of buyers that are looking to buy a home in Saginaw.

Saginaw Texas Real Estate Report Summary  Beginning Spring 2017

Currently the average listing price in March 2017 for single family homes in this area of Saginaw is $215,000 - $315,000 Listing prices are on the rise.  Saginaw also has many new subdivisions under construction.

Having representation is just as important for pre-owned homes as well as new built homes. Contact me by phone or text at 817.243.6177 if you have any questions.

Melissa Jackson It appears from your bar graph that there is going to be a major softening in the SP:LP Ratio for March. Is this a seasonal phenomenon?

I believe in our Fort Worth market lately homeowners have been pushing the limit on listing price.  Buyers may not have as many properties to choose from, they are offering less and homeowners that seriously want to sell are accommodating.  It's still early March. Yes, as you can see by the February sales price the difference is beginning to soften.

I would hate to see home prices continue to grow to the point home-buyers are unable to purchase for whatever reason such as appraisals or negotiations between the two parties.

Everyone wants the best deal. I think this spring will be a great time to purchase a home in Fort Worth.

Selling Homes Changing Lives

It's good to see that prices are slightly increasing in Saginaw. Many years ago I had a client who started out looking in Flower Mound, Lewisville and out of the clear blue they wanted to see Saginaw. That's where they bought because Saginaw felt more like them. They are still happy living there.

Wishing you the best of sales and success with all your clients.
