From time to time, I read blog posts/rants complaining about agents who write “crappy” offers. While I make every effort to write good offers, I'll admit, this one was pretty bad.
The buyers and I had driven all over Glacier View, we even wrote a few offers that had been rejected, and finally they found the cabin they wanted to buy! They were here from out of state and camping at the KOA about 20 miles away, so we agreed to meet at the KOA to sign the papers.

It was unseasonably hot for June, with temperatures over 100 degrees. June temperatures in the Fort Collins area usually average about 83°F - so it was HOT!
That day in 2012, ominous smoke from the High Park Fire was blowing east into the KOA campground just off of Hwy 287 near Ted’s Place. We had no idea that the fire would continue to rage on for 18 more days, but the smoke in the sky did not deter them and they had finally found their new home!
I drove down from Glacier View, with offer in hand and we sat down at the picnic table at their KOA campsite. The shade of the large cottonwood above and some iced tea provided some respite from the hot summer afternoon. Like many offers in 2012, the buyers wanted to offer less than the asking price, but I thought we had a good chance to complete the sale. We went over the offer- page by page- initial here, here…and here…. all of a sudden, bird droppings from the tree above landed right in the middle of a page of our contract - SPLAT!
I really didn’t think it was a “crappy” offer when we wrote it …but then it actually was!
Well, we cleaned it up the best we could with wet wipes, and I delivered a copy to the listing agent that day. Whenever anyone mentions a “crappy offer”, I remember the buyers and me underneath that old cottonwood, laughing our heads off while trying to “clean up” their offer.
Even though it was the “crappiest” offer ever – their offer was accepted and to this day they live “happily ever after” in beautiful Glacier View Meadows.
