San Carlos real estate market trends vary from San Mateo County averages in a somewhat typical way for houses priced above the county average. Althougth the prices per sq. ft. were slightly lower for San Carlos, the larger size of house gave a slightly higher total price. At the peak in 2007 a San Carlos house sold for about $600 sq/ft and climbed to about $1000 sq/ft by early 2017. San Mateo County average had a $630 sq/ft price in 2007 which climbed to about $900 sq/ft by early 2017. Houses on the upper side of average have tended to recover stronger than houses on the lower side of average.
