It was a good week for real estate, with new escrows in both condos and homes. The last few days have been perfect beach weather and the kind of weather that makes any visitor want to stay permanently! We’ve been spotting whales off the bluff at the Cliffs and that, along with the albatross that soar overhead, makes this the best time of year (IMO) to be here. So beautiful. Here is your update:

Sealodge G4, which last sold for $295K in 2/13, is on the market priced at $625K.

Hanalei Bay Resort 6101/02 is listed for $979K. The last sale was for $160K in 3/84. It was listed before from 4/06 to 4/07, starting at $1.295M and reducing to $1.195M and again from 1/13 to 10/13 for $925K.

Alii Kai 3202 sold for $430K in 6/12 was on the market for $725K when it went into escrow within 3 days.

Sandpiper 231 is listed for $439K. It sold for $228K in 4/12.

Back on the Market:

Alii Kai 2201 is back on the market still priced at $469,900 since being temporarily withdrawn. The most recent sale was for $420K in 5/09.

Alii Kai 2104 was temporarily withdrawn but is now back on the market priced at $549K since last selling for $440K in 3/14.

Contingent:

As noted above, Alii Kai 3202 is in escrow.

Sales:

The seller paid $145K for Sandpiper 236 in 2/01 and just sold it for $425K, which was the list price.

Plantation 1711 sold for $510K while listed for $519K. The previous purchase was in 6/13 for $360K.

Price Changes:

Hale Honu 5A reduced from $369K to $359K. The most recent purchase had been in $252K in 2/14. Now on to your Princeville Kauai single family home update:

4137 Nalani Lane is priced at $1.125M. The last sale was for $775K in 5/12. 4036 Kaikioewa Place is listed for $1.425M since selling for $1.070M in 3/15. Purchased for $1.390M in 3/14, 3679 Kaweonui came on the market listed at $1.950M.

Contingent:

3807 Iluna Place found a buyer while priced at $699K. The home sold for $360K in 2/02.

After 390 market days, 4018 Kaikioewa went into escrow while priced at $782K. The sellers paid $770K in 6/07 for this home.

Price Changes:

After an unusual price reduction of $88,995, 5111 Kuhina Place is listed for $1.285M. The most recent sale was in 5/12 for $925K.

Now for some serious talk. In the beginning of this update I wrote about how beautiful it is here, especially this time of the year. However, winter in Kauai brings with it dangerous surf, huge swells and unpredictable weather. This past week, several people went down to Queen’s Bath despite high surf and warnings of the danger. If you missed the article in the Garden Island, here it is. One of the people ended up with a broken leg and had to be airlifted from the site.

I was driving in Princeville at the time, and arrived at Punahele Road in time to see the helicopter drop off a rescue personnel before departing the scene. Lifeguards on jet skis, the fire department and other rescue personnel were involved in this dangerous situation.

For the life of me, I simply cannot understand why people think that warnings do not apply to them; why they think they will not be hurt or they will not drown. For some reason, the mentality of “that can’t happen to me” persists with devastating results, because people, often visitors, get seriously injured and drown here every year, many in situations that could have been easily avoided.

Please, respect the warnings. They are not a joke and are not frivolously given. No view, experience or event is worth your life. Stay safe so you can go home and share the wonderful experiences you had here.
