The Calavera Hills Lifestyle in Carlsbad California
Calavera Hills is a residential community in the northeast corner of Carlsbad, built on rolling hills bordering Oceanside and about 4 miles east of Carlsbad Village.
Location, great views, and affordability, as compared to areas such as La Costa and Aviara, combine to make Calavera Hills a community worthy of attention if you are shopping for a home in the competitive Carlsbad real estate market.
So what is the Calavera Hills lifestyle like? Here's a slide show to give you a taste!
Calavera Hills is a master planned residential community, with the newest homes constructed in 2007 but offering a broad mix of single family detached homes, town homes, and twin homes built over a number of years. Depending on location, some of the homes in Calavera Hills have marvelous views of the hills, including nearby Mount Calavera (more on that in a moment), the back-country and valley, and some west-facing homes have distant ocean and sunset views.
Mount Calavera and the Calavera Nature Preserve
There are miles of nature trails to explore, plenty of sidewalks for strolling the neighborhood, abundant open space, and several swimming centers, small parks, and tot lots scattered around in different Calavera Hills neighborhoods.
If you enjoy hiking, Mount Calavera and the Calavera Nature Preserve, including the Lake Calavera Reservoir area, provide a terrific place to walk or ride your mountain bike with miles of trails. The views from atop Mount Calavera are amazing, in all directions from the ocean, north to Camp Pendleton and Orange County, and east toward Riverside County, and well-worth the climb. Here’s a short “live video” from my climb there December 3, 2016.
Residents will also enjoy the Calavera Hills Community Park nearby, offering a ball field, tennis and basketball court, gymnasium and activity rooms in the 18,000 SF community center, and a wonderful playground for kids. During the summer, some of the 9 free TGIF Concerts in the Parks are held in there.
Calavera Hills is not far from many amenities in Carlsbad Village to the west about 4 miles (shopping, restaurants, services, the Coaster and Amtrak, outdoor fairs and festivals).
The larger city of Oceanside is just to the north, also provides a wealth of shopping, dining, and services along College, and the 78 freeway. Tri City Hospital is nearby as well in Oceanside at 4002 Vista Way.
It’s about 15 minutes or so to the Carlsbad beaches to the west, depending on time of day and your route – take either Carlsbad Village Drive or Tamarack Avenue.
If you like to golf there are several options in Carlsbad – the Omni La Costa Resort and Spa and the Aviara Golf Club at the Park Hyatt Aviara Resort, and the more recently built public golf course at The Crossings at Carlsbad which is closer. There is also a public golf course less than 2 miles away at Rancho Carlsbad, or head inland to Twin Oaks Country Club in San Marcos.
And you can’t forget about the ever-popular Legoland, just a few miles down the road via College Avenue then Cannon Road.
Children who live in Calavera Hills attend schools in the top-rated Carlsbad Unified School District. Sage Creek High School opened in 2013, one of 2 Carlsbad High Schools that are available to Carlsbad high school students, and offers a S.T.E.M, curriculum; it’s right down the street on College from Calavera Hills.
Calavera Hills Homes for Sale
The newer Calavera Hills homes were built by several well-known area builders and organized into a number of neighborhoods, including Barrington, Capistrano, Nantucket, Sheffield, Montara, Mariposa, Ravinia, Mystic Point and Summerhouse (at the right). There are both attached and detached homes and townhomes, most of them two-story.
The Calavera Hills master plan also includes a number of older communities nearby, including The Trails (twin homes), The Knolls (single family detached homes), The Crest at Calavera Hills, The Villas at Calavera Hills (single story condos in 2-story buildings), The Cape, and The Colony (single family detached homes).
Housing prices vary in Calavera Hills, and, as in Carlsbad in general, have gone up quite a bit since the recession. In general, as of this writing, you can expect to pay in the high $600s or low $700s and up for a single family detached home, with condos and townhomes starting in the mid $300s. Sales of single family homes have ranged from $722,00 to $970,000, and from $367,000 to $580,000 for attached homes (condos, twin homes, town homes) in the last 6 months.
