  We were approached recently by a woman who had been recently widowed and did not want to continue being a landlady without her husband's assistance.  He had been a generous soul...too generous in allowing extra time house messto pay rent that never happened...the duplex had been trashed with everything from heavy smoke to flooring, paint, light fixtures...you name it. Tenants had been evicted and she was in a quandry as to what to do or where to start.

   Should shehandyman sell it "as is".....if not....she did not know where to start with what needed to be done to get the house ready for sale.     We went to work with getting quotes on everything we felt needed doing...we always have a list of capable folks and vendors with great prices ready to help our clients.  We gave the woman written estimates and timelines as well as "as is" pricing.  She opted to have the duplex re-done and we  had our crews get to work.

     New carpet...fresh paint...new hardware...bright light fixtures....ready for a new owner or investor to move right in and fall it home....and the lines extended down the street with showings that had to end at some point and the multiple offers presented to the very pleased Seller   

    So many good things as the result of one saraving fanle...the  homes in the neighborhood now had a sparkly new comp....the Buyer achieved his goal of a becoming a landlord in a neighborhood he loved....and best of all...our Seller was thrilled with the work we did and has become a raving fan and referral source.

    We really do love these kinds of situations that turn into wonderful opportunities for everyone !

Working on my second one of these now, Sally, since last September. Had a California investor whose rental property was trashed. $65,000 later I sold it for him at a premium price and he got all his money back and then some. I just finished another house for him this past week that will be listed next week--$30,000  later it looks like a new home and will also get him a premium price. I will be putting my GC's hat on once again for him this coming summer.

I got a new listing yesterday that is going to be just like this. New paint, fixing some rot, new flooring and some de clutter will make it like new and sell quick at a really good price as opposed to as is.
