After negotiating 5 deals over the past 24 hours, I can honestly say that hiring the RIGHT REALTOR® is the most important thing here, Jeff (at least at the moment)!  O M G!  I'm SO surprised at how some agents act, communicate (or don't) and how they just 'decide' (themselves), how to manage a multiple Offer situation without any discussion with their sellers.  I'm so surprised at some who have their licenses - and have had them for a long time!

Okay, I'm off the soap-box now, Jeff!  It's been a rough 24 hours...happy for my clients but, rough on me dealing with some of my peers!  LOL

I've seen some pretty scary MLS listing photos, and not just short sales or REOs' They are a turnoff for many buyers, and it doesn't have to be that way!

It's an important topic to address with would-be sellers early on. Many I have encountered have done a great job in these areas, but based on what you see out there some are not doing what they can and should do to be successful!

What a fantastic oultine for sellers to follow during the process Jeff. Too many times, they get in their own way, impeding the sale, placing unecessary blame on the agent. This should be featured for sure!
