This is a real estate market activity report for the Pages Victorian Court townhome complex in Pasadena(zip code 91101). I will share information regarding activity so far in 2017 as well as sales for the previous five years. The statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Pages Victorian Court consists of 22 multi-level townhomes built in 1980. Floor plans range from just under 1100 to over 1600 square feet with one to three bedrooms and up to two-and-one-half baths.
Interior features(which vary by unit) include fireplaces, garden windows, stained glass, wet bars, bonus rooms, dens, alcoves, washer-dryer connections and outdoor space ideal for entertaining. Each Pages Victorian Court townhome has an attached garage.
The Pages Victorian Court complex has mature landscaping, pool, spa and lounge area. The Victorian-influenced architecture is not one typically found in Pasadena townhome complexes. The hardscape and lighting are also reminiscent of the era.
Located in a popular Pasadena neighborhood, residents can enjoy being to close to shopping, dining, culture, higher education and entertainment. Transportation options are plentiful with multiple freeways and three Gold Line light rail stations close to the complex.
There is currently one Pages Victorian Court townhome available for sale. Newly listed, this is a remodeled three bedroom, three bath floor plan with a bonus room and approximately 1673 square feet. It is priced at $698,000. There have not been any mls-reported sales so far in 2017.
In 2016, there was just one closed transaction found in our mls statistics. It was a two bedroom unit with approximately 1207 square feet and sold for $535,000(list price $515,000) in September.
A one bedroom, one-and-one-half bath unit with approximately 1053 square feet was the only sale reported in 2015. This condo sold for its list price of $448,000 in July of that year.
Once again, there was just one mls-reported sale in 2014. A two bedroom/two-and-one-half bath floor plan with approximately 1207 square feet sold for $499,000.
Full year 2013 saw two closed transactions. Each was a one bedroom/two bath floor plan. They sold for $360,000 and $365,000.
For 2012, there was just one sale. It was a two bedroom, bonus room floor plan sold for $430,000.
As you can see turnover here as is the case in many other Pasadena condo and townhome complexes has historically been low. While this information provides some perspective and possible insight, more details related to an individual unit in a complex should include condition, updates(or lack thereof), location within a complex, timing and emotional appeal are factors definitely worthy of consideration.
