Here we are a couple days beyond the official first day of spring in March. This question states, "spring starts our Active buying and selling season". In our Santa Cruz County market this year, this statement maybe true. Our Baily Property Sales Volume Boards are showing strong activity this month and a real jump from the last two months. We have had one nasty winter when compared to the last three years, with ongoing drought conditions where our county wide sales activity was taking off right after each Super Bowl weekend in February.
I like to sit down with my Sellers a few times out the gate getting thoughts expressed and understood on what expectations can be met from the information the sellers shares. While having a phone meeting this morning with a client (with writing this blog on my mind), reminded me that every Sellers needs are different and the extent of what may be financially reasonable in preparing a property for sale needs to be understood. In many cases it could be a family releasing a property in the liquidation of a trust, or with no trust the said property will be sold through probate.
If the property is in average condition and dated. Paint, flooring and simple landscape freshening goes a long way in improving a properties desirability. Getting "Home & Pest Inspection Reports " are also extremely important. Understanding what condition your home really is in and how reported issues can affect the properties value, before deciding on that final price can make all the difference in how fast you get your home into a seamless escrow with a solid trusted buyer. Repairing issues shown in reports, and maybe even doing some major upgrades like a kitchen or baths or both really needs to be thought through, comparing a sellers up front financial out of pocket expenses to an expected sale price range.
