I'm a big fan of mobile devices and leveraging their capabilities to increase my productivity or simplify my life. One product I've been using for a couple years is MagicPlan by Sensopia.
WHAT IS MAGICPLAN?
MagicPlan is an application for your mobile device that enables you to create floorplans quickly and easily using your mobile device and the built-in camera. Once the floorplan is created, you can add furniture and fixtures, use it to generate estimates (e.g. flooring installation), and even create 3D virtual tours!
The most amazing part is the accuracy. I have used MagicPlan to create floorplans for apartments and houses that I rent. It's a great tool for marketing. In most cases, the total square footage generated with MagicPlan is within a few square feet of the county records! That's pretty good considering how quickly I generate these.
HOW MAGICPLAN WORKS
Start by calibrating the device. Then stand in an area of the room where all walls and corners are visible.
Follow the guide on the screen. You generally want to start in a corner and then work your way around in a circle. Use the button on the right to mark corners and the button on the left to mark the beginning and ending of every door or opening. When you return to the starting point, it completes the room and allows you to review it.
Once you have a room complete, move to the next room and repeat. As you complete each room, you will be taken to a screen that allows you to "assemble" the rooms. You can rotate them, move them to the right position, and connect them. It's much simpler than it sounds.
The rooms can be spun around to orient them properly. As you move rooms closer to each other, door openings automatically align and walls adjust to correct errors. In my experience, the automatic adjustments are very accurate and correct mistakes I've made during the measurement process.
For smaller spaces, like a closet, there is no need to measure. Focus on the main spaces and then use the "fill" tool to fill in the spaces or manually draw them in.
After you've finished building out the rooms, you can refine the project by adding fixtures and even furniture. I typically don't add furniture but I do take the time to add fixtures like kitchen or bathroom counters, appliances, plumbing fixtures, etc.
MagicPlan is an excellent application and one of the most useful apps I've ever used! It is simple, yet powerful. Your final product can be saved in various formats, shared with HomeDepot or Floorplanner.com, and much more. It can even create 3D walk-through tours!
There is a free version that allows you to create floorplans for personal use but they are watermarked. I highly recommend upgrading to a paid plan that allows you to add a personal watermark (or keep it clean), as well as your contact information, personal picture, etc. Your floorplans are stored on the cloud or can be downloaded/exported.
