February saw the return of sales of the smaller homes in the Anthem Country Club.. The total number of homes sold in the Country Club decreased slightly from January, but was up slightly year over year. The average sale price dropped greatly over January 2017, most likely attributed to smaller less expensive homes selling. Year over year the average sale price increased by 3%, however, the price per square foot dropped 6% year over year. The days on market spiked up as well 139% over January and 90% year over year. The burn rate, (or homes under contract versus homes on the market) is now 3.48 month’s supply. One thing to watch closely is the 12 month moving average, which dropped again year over year (-4%). There are now 99 homes on the market in the Club, up 3% from January. Hopefully February is an aberration and will see more January type activity in 2017.
