I have recently spoken to several clients about listing their homes. Inevitably, the question about when to list comes up. I have found that the most successful listings are those that go on the market only after the homes have been prepared for market. What does this mean? It means being show ready.
One client has been meticulously getting his home ready for the last 6 months. He has a time line showing what needs to be done and when. I can guarantee that when the time comes for photography, his home will be absolutely show ready. When we hit the market about 10 days later, the home will have all the print collateral, HomeBooks and flyers, and the single property website will be up and running. Without all this in place when the home is listed, the home will not be fully exposed during the critical 1st week on the market.
The second client and I met 35 days before they want to be on the market. During the meeting we decided what needed to be done to put their home in show ready shape. Knowing they have just 35 days to get their home ready, they have been diligently working. I can guarantee that when the time comes for photography, their home will be absolutely show ready.
None of this can be done if the Seller wants to list next day. When I am asked if I can list the home quickly, my answer is always the same. I can, but it would not be in your best interest to do so.
