First American Home Buyers Protection Corp., Warranty, Epiration Date, Lack of Notification

Let me first say I am a believer in Home Warranties.  It not only protects our Buyers, Sellers, but also Realtors.  In a world where we must be attuned to CYA, a Home Warranty is a must in my real estate transactions.

One thing that other Realtors may not be aware of is with a First American Home Warranty, the warranty period  is only for 6 months.  I don't know about other Realtors but I typically have a one year listing agreement with my Sellers.  Now here is the problem.  First American Home Buyers Protection Corporation, which in my eyes is a good company, does not send out notices to the Realtors that the warranty is expiring.  You as a Realtor must make a note to contact First American a few days before the expiration date to extend the warranty period.  To date, I have not had any problems with getting an extension.  I felt it was important to let my other fellow Realtors know of this practice by First American Home Warranty Co. since a Realtor in my office who has been a Realtor for more years than I, did not know of this  practice by First American.
