Why Is The House Still Showing Active on the Search Sites
When a property gets a working contract, the listing agent has 24 hours to change the status in the Multiple Listing Service from active to either a hard deposit or pending. With either change, the contract that initiated the change cannot be superseded by another contract and can only be held as a back-up if something happens to rescind the original contract.
When the listing is changed by the agent it will be syndicated to the search sites that are indicated through the MLS. They then should be changing the status of the listing so that it is a reflection of the status on the MLS. This does not always happen throughout the syndicating sites much less the secondary sites that scrape the active listings and seldom change status so that they can collect contact email addresses to use as bait to sell the bundles of names.
For the anxious client that feels they are working their way to their dream home, they get very anxious when they open up one of the real estate sites and see that the property on which they have placed a deposit is still being promoted as active. Then come the calls to their real estate agent concerned that they would be at risk of losing the home they waited patiently to buy or it might be taken away by someone offering either more money or the ability to close sooner.
It takes a lot of explanation to ease the minds of the concerned buyer. They must be made to understand that not all the information they receive on the internet is valid. They should be set up with a direct feed off of the MLS that gives current information. Keeping the buyers calm and reasonably stress free during the transaction is what we should do so that they do not end up making frantic phone calls because of something they may see online.
