The Anthem real estate market picked up a bit in March. The total number of homes sold was up 19% from February, and up 9% over March 2016. The average sale price was up 11% from February and up 14% year over year. The 12 month moving average moved up slightly month over month (1%), and up 3% from last year. The price per square foot also rose versus February and was up 9% year over year. The days on market dropped dramatically, now standing at 68 days, down 35% from February and down 34% from March 2016. The burn rate, (or homes under contract versus homes on the market) is now about 2.74 month’s supply, still signalling a sellers market. There are now 207 homes on the market in Anthem, and 119 homes pending/under contract.
