The Cardiff-by-the-Sea housing market is small and very local, and finding comparables for determining price for either a listing or a purchase can be tricky due to limited inventory, the diversity of Cardiff properties for sale, and market fluctuations.

Here is a summary of the Cardiff real estate market for March 2017 based on information provided by the MLS (private sales are not included).
TOTAL HOMES SOLD
11 (up 71%); Ave. 25 Days on Market, Ave. Sales Price $1,063,363 (up 5%); Ave. sale 97% of asking price
Detached Homes Sold
5 (up 400%); Ave. 22 Days on Market, Ave. Sales Price $1,158,000 (down 45%); Ave. sale 93% of asking price
Attached Homes Sold
6 (no change); Ave. 27 Days on Market, Ave. Sales Price $984,500 (up 18% from last month’s 1 sale). Ave. sale 100% of asking price
The overall volume of sales in Cardiff went up significantly from last month. There were 5 times as many detached homes sold (but keep in mind only 1 sold in February) while the number of attached sales did not change. 18% of the homes sold in March were cash transactions, compared to 29% in February. 6 homes (4 of them attached) sold for asking price or better.
At the end of March 2017 there were 2 homes in the Cardiff housing market with a Contingent status (i.e., short sale and REO homes that have accepted offers being reviewed by the lenders), compared to none for the last several months.
As of the end of March 2017 there were 23 Cardiff homes for sale, a 21% increase in inventory from February, another increase and more good news for buyers! This represents an inventory of 1.1 months for attached homes (up from less than 1 month last month), and 3.8 months for detached homes (up from 3.1 months last month). The Cardiff market remains very competitive for buyers, and is a strong seller’s market, in particular for buyers of attached homes.
14 Cardiff homes came on the market in March, compared to 23 in February. 8 homes went pending in March (not counting those that sold), compared to 11 in February.
