I am a proponent of niche marketing but I learned a long time ago that while there can be riches in niches, the niche has to be big enough. No one person can ever get all of the niche, about 35% is a target to aim for and that's a tall order. I learned all of this from Mr Internet himself, Michael Russer.
That said I do have a niche which is quite small in Barrington but I still decided to specialize in it. Having lived in the Hampshie UK countryside and ridden horses, living in Barrington Illinois is very similar. We are country suburban and have horse properties in Barrington Hills. The demand has been sluggish of late so I switched from listing them to working with the buyers. Less time wasted.
My niche is buyers of horse property in Barrington Hills Illinois and surrounding northwest suburbs of Chicago. I will consider listings as well but so many are not in great condition so I am happy to pass on those.
I used to have a seperate website for my niche but in the end dedicated a portion of my Barrington site to equestrian properties and the leads this year have been tremendous on the buyers side. That's exciting because it has been slow in horse property territory for way too long.
My marketing has always been online and horse properties are the perfect niche for the online world. There is little online competition, actually there's little competition at all. The search volume may not be huge but if you check Barrington Horse Property you should find me at number 1 and maybe 3 or 4 more places on page one, some from different websites I use.
In 2015 I was interviewed by Illinois Realtor Magazine and they did an article on me. That was fun but the exposure was only to other agents.
My sales have included properties from $285,000 to $2 Million. In the last 2 years I did a few sales of horse properties each year. This year looks to be much better. I have one under contract to close next week, a tough sell when a 4 lane highway is being built next to the acreage, but my sellers were realistic. I am writing another contract as we speak for a buyer and just yesterday connected with another who are looking for a first time home and horse property rolled into one.

What I like about niches is that buyers and sellers rarely bother with anything other than the phone. They pick it up and call us. It's fabulous. And there's gravy on the top too. My new client from yesterday is a horse trainer, who is also an attorney and has also written a book about training a mustang who was untrainable, everyone else had given up. I bought the book on Kindle and will be reading it very soon. He is considered a horse whisperer and trains the untrainable.
It's fun meeting people with interesting lives and there's no shortage of it when helping horse property buyers and sellers.
