I Sold the Farm (farm #1) for a client in central Nebraska.
What the Buyer did next has never happened to me...EVER. Not in 24 years of selling property.
That first sale resulted in another listing and the sale of a 2nd Farm (farm # 2), which I sold for the Buyers of Farm #1.
We also were able to successfully conduct a 1031 Exchange
for the Buyer/Seller.
I should mention here that all of this took less than 6 weeks total.
The Buyer/Seller of Farms #1 & #2 is very happy!
So happy...in fact... that he took my brand new sign...cut the legs off of it...and screwed it to the wall in his business!!
The sign was new...but the rider had temporary letters on it...not even a true sold sign!! Alas one and done!!
However...
This is perhaps the best win-win -win-win that I have ever been involved with.

I am beyond thrilled that you were able to buy the farm next to your existing one. I know that the Seller is too.
You and others may never truly understand how important your trust in my vision and what I knew I could accomplish on the farms on your behalf has touched my heart and soul.
When you said to go look in the foyer above the door to your catering pub...and I did...I know you were smiling from ear to ear. So was I after seeing the sign.
I cannot think of a better compliment than to have my FOR SALE sign screwed permanently to the wall of your very successful Twin Loups Quality Meat business in St. Paul, Nebraska.
More important than that even is to have you and Shauna, as well as the Seller of Farm #1, and the Buyer of Farm # 2 all happy. That was accomplished and that makes me and my wife happy... Win-Win-Win-Win!
Even though we have known each other for around 40 years...having your trust and referrals is extremely important to me.
