My Real Estate Modus Operandi

On Saturday, I received the following(edited) in response to an agent email inquiry on one of my listings:   

 

Hi Michael,

 

You’re very welcome and Thank YOU so much for your very quick reply and all the documents! I will review them.  Very much Appreciated!  I totally understand re: the other offers and I will inform my clients of this.

 

I must say that ever since being in real estate from 1988 you’re the first agent that ever provided all these detailed documents and took the time to respond in detail from just me inquiring about your listing and our possible offer.  It’s a total refresher. Some agents don’t ever bother to respond or if they do, they write a 2 sentence line.  Your client is definitely in great hands with you! THANK YOU again!

I certainly appreciated the email.

But then I thought...it's kinda sad.

This agent's experience(nearly 30 years) hit me.

Not all agents are created equal.

And please -- although it may seem as if I'm patting myself on the back -- that is not the intent of this post or a part of my personality. I'm far from perfect. There are many who will confirm my lack of perfection but I prefer not to release any names.

 

However...

 

I like the opportunity to discuss my listings with other agents.

To provide information about the property.

To answer questions where the information is clearly shown in the multiple listing service remarks.

To help buyers' agents write offers for their clients that have a higher likelihood of being accepted by my sellers by sharing information about what's important to my clients beyond the best price.

 

I like to think I follow the Golden Rule in life.

And in real estate.

Again...far from perfect...

I think most people in our business do but the tone of the email I received reminded me of what's often wrong in our business.

A pet peeve? Perhaps...but this is not that post. Not yet. Merely musing.

HI Michael... the first time an agent called me to thank me for submitting a clean offer and all the appropriate documents I thought maybe she'd been smoking something... it was shortly after I started in real estate in Charlotte. (In NYC it didn't matter because attorney did the paperwork.) And then... I started receiving offers on my listings and I totally understood why that agent called me. (And the sloppy paperwork submitted has not improved in the past 17 years.)

Michael, There's so much value in being a professional and practicing Golden Rule real estate.  You never know when THAT agent is going to be the one you need to help your client and having that reputation may be the difference between keeping a deal together, getting your buyer's offer accepted in a multiple bid, etc. I've always tried to make it easy for other agents to work with me.  Bill

Golden rule seems to have tarnished a bit sometimes when agents treat each other like warring competitiors rather than all working toward the goal of selling a property.

Well done, Michael. I agree that it's nice to receive this feedback but it's also sad that this experience is so uncommon. How do so many agents survive in this industry without quality service? It boggles the mind.

Never a doubt in my mind that you are a stand out in the crowd. I do know for a fact that not all realtors are created equal. My first experience with a realtor over 20 yrs ago is proof enough for me when I bought my first and only house.  She sure didn't follow the golden rule.

Michael, think you hit the nail on the head, it is sad the lack of professionalism we are now seeing in our industry.   No requirements to answer your phone, no courtesy.    I think some lose track of the fact we all work in the same field and should play in the sandbox well with each other.    

What a wonderful email you received, and was smiling while reading, and know you would be excellent to work with on a transaction.

No doubt in my mind this praise was well deserved, but unfortunately, there are lazy and unmotivated agents in real estate, just as there are people in any profession.

There are times I am very much tempted to tell another agent exactly what I think of them, but then I figure what good will it do. None. It won't make the agent improve or change, in fact, it could have the opposite effect. It's also not very kind.

Michael- I get your point...not to minimize the excellent work that you do as well as the professionalism you exhibit, isn't it a shame when what should be accepted common courtesy among professionals is viewed as a rare occurrence.
