How do we find FSBO

I only know this from my experience. When I am looking for a property for a buyer and can not find it on the MLS service I then start looking on craigslist to see who is trying to sell on their own.  

Communications with Seller

When you call, text or e-mail you sometimes will get a response and other times not. Of course, the seller is trying to save the commission and does not want a Realtor involved. I find if you give them your situation they are often more willing to speak to you. 

A quick story about how I helped a FSBO

The first-day ad was on craigslist I called and e-mailed about the property. No pictures were on the ad. Sellers situation was that the dad had passed and he now had to go through probate and clean out a home. He and his family had to relocate for months to get this done.  He had not really ever sold a property his dad actually sold him the house that he lived in. I took a video of the property and my buyer put a contract in that day, without even walking through the home. You see my job is to guide people so that they can make good decisions that provide the outcome that they are looking for. I then provided step by step instructions on what we will need to do next. Recommending home inspectors, lenders, and a title company. The key is showing people that they can trust you and knowing they can call you with any questions because of your professionalism. So you ask well how do you get paid if it is not in the MLS? In this case, I was paid by the buyer but in some situations, the seller is willing to pay the buyer agents commission. 

What could have happened 

If I had not contacted the seller then he may have had to stay in the area longer in order to find a buyer for his property. My buyer may not have found a home in a nice neighborhood that had that nice size yard and just the right square footage.
