Building Inspection Requests In Northern Fairfield County,CT

As a real estate agent in the Danbury area, reviewing the results of a building inspection with a buyer or seller and negotiating sometimes can be one of my least favorite things.  Everything can be subjective.

For buyers, you should understand that most of the time you are buying a 'used home'. Some of the features were not code at the time of when the home was built  and/or may be undersized by current standards.If they are still working, you can't expect the seller to participate in the negotiations.Anything that that you can do easily you shouldn't ask the sellers to do. In addition, any cosmetic repairs should not be negotiated. Repairs should be things that you can't see on your own and would pose as a health & safety issue. If you ask for too much, the sellers may be offended.


For sellers:  You may or might not be aware of any of the items that the buyers inspector points out. If the buyer does not go forward with the purchase, you must disclose the new buyers what the issues where on the home inspection. Sometimes buyers just want information to clarify how the item works or service records. You might have tried over the years fixing items on your home, and they might not be done the way building inspectors like them to meet the current standards. More often than not, we are selling your 'used' home, which may have features needing to be replaced to meet current safety standards. We will review the buyers list of demands and see what makes senses.
