Non-franchise is always the way to go.  The franchise owners and the fees will eat you alive and they make you think you can't do without them.

"Going on my (our) own" was the reason I earned my Brokers license in 2011, yet here I still sit, hanging my license at an international franchise. I am encouraged that so many folks have done really well on their own. I'd still like to do so myself, but without the 100% support of team members (mine happens to be my wife!), it will be "business as usual".  Thanks for the share; great post!

If you are small, franchises are expensive and if lots of agents to train, get big enough and have your inhouse training. Good luck!

We were with the giant company for years and broke away in 2016 and started our own office.  LOVE.  IT.  

Some people have wished us luck starting over.  It's not about starting over.  Our loyal clients for the last 10 years all came with us.

I think big offices are good for new agents that need the training.  We're not that and are very happy to finally be on our own.

Soe agents do well on their own and others fall flat.  Lots of work to set up your own brokerage and much responsibility.  A well thought out plan is the key!
