What can you do with Your Home For Sale in St Cloud, Florida Gone Stale? How long do you wait to take action? These questions are sometimes hard to answer. If the best appeal for a home is in the initial two weeks, how long should you wait before it's time to take action. That depends on the market and why the home is not getting offers. Sometimes the home is listed at the top of the value matrix and there is still competition that is below the rising market prices, as in todays market with values heading North. Or the presentation of the home needs to be changed. It may not be the price at all.

 

1. Online Presence is Everything

The pictures are the first impression.

This cannot be stressed enough. Pictures do sell period. If the listing was photographed in the winter or fall and spring is now in full bloom, take a new pictures, Christmas decorations in April scream "There is Something Wrong!". Also use a DSLR camera with the appropriate lenses not a cell phone picture. Remember you are getting paid a lot of money to sell someone’s home. They should be getting top quality images.

 

2. Grab their Attention

What about your properties description? Wake up buyers who only see bland descriptions on other MLS listings by making your listing stand out with enticing descriptions, the use of adjectives, and don’t forget to highlight the home’s best features. The question is, can the reader visualize the home through the description you are presenting?

 

3. Is an Open House Needed?

You are now gathering attention from buyers through online marketing. Percentages show that less than 3 percent of Open Househomes sell during open houses. Why do open houses then? Well its gets exposure to the online marketing you have done through websites such as Trulia, Zillow and Realtor.com. It can't hurt, And let’s face it, a 3 percent is better than none. So open the house and spend 3 hours marketing your listing. Spending that time sitting in the house and actually interacting with buyers is a great way to understand how the house is being perceived by the public with real time feed back.

 

 

 

4. Analyize The Feedback

What is the feedback really saying? When all else fails, have the lights on and the curtains open to bring in as much light as possible. Also declutter to make the rooms appear larger.I can Hear You

 

5. Make It Irresistible

The last resort should be to lower the price. Doing a Comparative Market Analysis will show you how the market is trending and in what direction you need to go. You may consider going over with the seller some possible ways to attract buyers; like offering incentives; paying for closing costs, or a home warranty. These kind of financial incentives can be the factors that sway buyers your way.

I believe many agents do not market the home correctly to obtain maximum exposure online
