Staging your home refers to the presentation you want your home to show prospective buyers. First impressions go a long way and you want to leave a positive one. There is a lot of advice out there on staging your home for a quick sale. Let's keep it simple and basic:

Remove excess personal items

Removing any excess personal items will help the buyers envision themselves in a new home. It's not inappropriate to have some pictures of the family around. However, remember that you want your house to appeal to potential new owners, not just yourselves. Even an impressive and neat collection of, for example, items from your favorite sports team, can be a distraction and take the focus away from the overall home. For the kids rooms, it's understandable that there may be school books on a desktop or pictures of favorite singers on the wall.  Just try to keep it to a minimum and always neat and tidy.


Clear away the clutter

One of the most important things in staging your home for a quick sale is to clear the clutter. Anyone who has lived in one home for long enough has certainly collected a lot of items. I always advise my seller to hold a garage sale prior to listing their home for sale. It's a great way to get rid of seldom used items. Additionally, it can bring in extra money which can help pay for any maintenance items that need to be addressed prior to selling. Consider getting rid of any clothes you haven't worn in over a year. If those sneakers you've been swearing will be hitting the treadmill any day now are looking a little worn, remove them from your closet. Extra space in closets can go a long way in making a big impression.

Clean, clean, clean

Nothing leaves a worse impression that a home that does not appear to be kept well. Dirty dishes in the sink and clothes on the floor make a buyer wonder what else you might have been neglecting. Additionally, Realtors feel that the condition of the homes they show their buyers is a reflection upon them. They don't want their buyers asking them why they would bring them to a home that's not cared for. So you may just scare away a potential source of buyers.

Buyers will definitely look in the closets and under the sink. Make sure they look neat and tidy by removing anything that is not being used frequently. I don't usually recommend replacing furniture, but if a carpet has taken a beating over the years it may need to be replaced prior to selling. Replacing worn appliances can be costly, so make sure to clean them as best as you can. Sweep and clean floors before showing, and make sure items are in their proper place. Making your home smell and look clean will go a long way in keeping your buyers interested.

Fresh Paint

One item that can really change the appearance and appeal of a home is a fresh coat of paint on the interior. Fortunately it's a relatively inexpensive way to help stage your home to sell quickly. You may not need to do every room. Consider repainting any room that is very dark or has a pattern. The styles at the time you go to sell should dictate what rooms need what attention. Even something simple like painting the door jams a fresh coat of semi-gloss white can brighten the impression.
