Q 1 Market Report for Carlsbad 92010 for 2017
The Carlsbad 92010 includes the planned community of Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad (several newer neighborhoods of single family detached homes), Spinnaker Hill, Pacific Estates, Carlsbad Meadows, Tanglewood (condos), the planned community of Robertson Ranch (new construction single family detached homes), and other neighborhoods to the west but east of El Camino Real. There is a mix of both attached (condos, townhomes, twin homes) and detached single family homes.
In this report we look at housing market activity for the first quarter of 2017. With Robertson Ranch being built buyers now have options for both resales and new construction in the 92010 area (read 6 things buyers must know about buying new construction), and a much broader price range into the mid $1 millions!
A new community in this same area, The Preserve, will soon offer single detached homes as well that are smaller in size and no doubt will be less expensive; currently only town homes are for sale in The Preserve, priced in the $500s. Stay tuned for updates as I get them.

27 single family detached homes sold (versus 31 for the same period in 2016)
Average sale price was $795,651 (up 12% from the 2016 average)
17 homes sold for cash (63%)
Average marketing time was 26 days (30 in 2016)
Homes sold on average for 99% of asking (98% in 2016) with 14 at/above list
Current inventory, including the new construction (all over $1 M), based on the current rate of sales this year is 2.7 months. But when you just consider resales only, there is less than 2 months of inventory available.

Priced from $599,000 to $1,490,085 (average price is $913,369; when you exclude new builds, the average price is $829,584)
On the market for 33 days on average
5 of these homes are new construction, all priced over $1 million.
21 homes are pending (on the market for an average of 48 days), at an average price of $962,200
Nine of these pending listings are brand new construction homes in Robertson Ranch.
