Seabrook and El Lago 1st Quarter 2017 Home Sales Update

 

A Look At The Stats

 

 

  

Market activity slowed down in Seabrook and El Lago during the 1st quarter of 2017. There were 57 homes sold during this period compared to 60 during the same time last year.

   

 

 

It took about the same time to sell a home during the 1st quarter of 2017 as it did during last quarter.  The average days on the market was  43.05 during the 1st quarter of 2017.

 

 

 Average price per square foot of homes sold during the 1st quarter of 2017 was up from 100.15 during the last quarter to 102.89 during the 1st quarter of 2017. This is an increase in price per square foot when compared to this time last year.

 

 

Median sales price increased  from $250,000 to $255,227 during the 1st quarter of 2017. There is a large increase in median sales price compared to $230,450 during the same time period last year.

This is not used in determining value, but is more of an indicator of where most of the market activity is.

 

  

So, what does this data mean?

  While the number of properties sold in the 1st quarter of 2017 dropped over the same time in 2016 this is likely a result of very low inventory levels during January and February. As more homes were listed, home sales in Seabrook and El Lago were up by 50% in March 2017 from March of 2016.

Buyers will likely continue to face stiff competition when submitting offers to purchase nice properties. While rates are up slightly over historical lows, they are still very attractive and make home ownership affordable. Many times a monthly payment will be less than the rent on a comparable home. As a result there may not be a better time to buy than right now.
