Good afternoon fellow Rochester residents!  I hope this post finds you well after a long Easter weekend! We're more than half way through April and the weather is starting to look more and more like spring here in Rochester!

Brighton NY Single Family Homes For Sale Currently

49 Brighton NY homes are for sale as of today, April 18th.  The average listing price of these 49 homes is $350,565 and these homes have been listed for an average of 45 days.

The number of new houses for sale in Brighton NY during March 2017 was 49.  The number of new houses for sale in March 2017 was down from March 2016.  In March 2016, there were 67 new Brighton houses listed for sale.

The most expensive home for sale in Brighton currently is 380 Ambassador Drive.  This incredible home is listed for $1,950,000!  This 6 bedroom, 5 full bath, and 2 half bath classic home has been listed for only 11 days and is truly a unique offering!

Brighton NY Sale Pending Single Family Homes

62 Brighton NY homes are currently sale pending.  These 62 homes had an average listing price of $245,761 and took an average of 21 days from list date to contract date.  This is only 3 weeks, which indicates a very strong sellers market!  The 62 homes equate for over 15 million in sales volume, assuming they sell relatively close to their list price, which is probable giving the state of the market!

The most expensive pending sale in Brighton remains 45 Trevor Court Road.  This property has been under contract since February 6th and was listed for $635,000.

Brighton NY Home Sales From March 2017

March 2017 resulted in 31 Brighton NY homes selling and closing.  These 31 homes equaled more than 6 million in closed volume.  The average sale price for these Brighton homes was $205,341 and only took 32 days from list date to contract date!

March 2016 resulted in 6 fewer sales than 2017.  The 25 homes sold in Brighton during March 2016 had an average sale price of $186,436 and took 44 days to sell.  As you can see, the number of sales, average sale price, and days on market were all improved in 2017 than they were in March 2016!

37 Buckland Avenue in Brighton was the most expensive home sold during March 2017.  This property was listed for $377,900 and sold for $388,000 minus a seller concession of $11,640.  This home was listed for 58 days until the sellers accepted an offer.

What Should Brighton NY Homeowners Expect In The Coming Months?

While the number of new listings in Brighton was down in 2017 when comparing to 2016, the number of new listings was up considerably when comparing March 2017 to February 2017!

If the number of new homes getting listed continues to increase, sellers in Brighton should see a slowdown in the market.  This doesn't mean the market will become poor for sellers, it just may not result in homes receiving a dozen offers within the first day of being listed!
