I would not walk out onto this deck!

Why?  Because it looked to me like it would collapse at any minute.

These are only a couple of the problems with this deck.

Ledger beams are the long boards that attach to the house.  In this era ledger beams were lag bolted onto the house, and every 24".  That is no longer the case.  Now through bolts are used, they are in a W pattern, and much closer together.

The ledger beams on this 40 year old house were lag bolted, and coming loose because the siding material onto which they were screwed was completely rotted.

Also, the straps were very deteriorated and many of them had actually broken!  The joists were ready to pop off or out of them at any minute.

AND THESE WERE ONLY A COUPLE OF PROBLEMS WITH THIS DECK!

I did not want to go out onto it and asked the family not to.  But they insisted and the whole crew, including a baby, went out, despite my protests, and began bouncing to see how strong the deck was!

And here is the kicker.  Not only did my inspection save them untold stress and tens of thousands of dollars from this poorly-cared-for house, they canceled the contract.  I got a call from the agent last night saying they had a contract on another house and wanted me to do the inspection.  But they wanted a 50% discount!  They felt they deserved the discount because they already had to pay for another inspection.

Ummmm ... no.  I did an inspection, IN THEIR LANGUAGE!, and did it well.  They paid me for my service, and paid my minimum fee.  I have a minimum fee for a reason, and they will have to honor that or get someone else. 

My recommendation:  home inspections are to inform.  Sometimes the information is bad!  And there are times when I even save the buyers lots of future expenditure.  That should be worth a whole lot!  But it is not worth a 50% discount...

HOLY COW!  It took over an hour to post this blog.  The "computer" kept cutting off the photos, or my words, or not allowing me to type.  Last week the "computer" would not allow me to post photos, so I could not post for a few days.  I wonder why all these bugs keep coming up?  I wish they would not...

I am glad you did not budge on your fee, Jay Markanich ! You wonder about the inner workings of the human mind to rationalize how these buyers really thought they were entitled to a discount.

Discount your price and then report in unfinished sentences:

"The deck requires repairs due to a..."

I had a seller call me about an inspection I did on his house for buyers that backed out of the deal, he wanted to use my inspection from 6 months ago and wanted me to send him a copy of that inspection. He negotiated the original contract with them and agreed to pay for the inspection, so he thought it was his and could use it anytime he wanted. I was like Hahahahaha, it's the BUYERS inspection, they just talked you into paying for it, it's 6 months old!

Sheila - I have a minimum and that is that.  If I start mucking with pricing then I am only hurting myself.

Wayne - yesterday, after inspecting only a portion of the interior and the built-up wood beam in the crawl space the buyers canceled the rest of the inspection!  That beam was a disaster - cracking, sagging and eaten alive by termites.  So, in effect, I did about half the house.  But got paid the whole fee!

S&N - I get the discount thing when people first call.  Usually they say this, "I deserve a discount because I know a lot of people and will refer you a lot of business."  Ummmm, again, no.

Nathan - that's thinking outside the box!  I like it.

Fred - I have had the same!  Unbelievable.  One guy called me about an inspection report on the house he bought, from the people I did the original inspection for a few years prior, and wondered why I said something that years later proved not to be true.  Well, let's think together here...

Lyn - this house was as frightful as the deck!  They did not have the money to handle everything they were "buying."

Joe - would make for a lovely spring!  Get it...?  And see you next fall!  Gee, all these seasonal references that aren't only seasonal.
