We were remodeling a 2-bedroom/2 bath condo on the ground floor of a 2-story condo building.The guy above is a renter. He takes his two large dogs for a walk, stops to chat. He said the only problem selling this condo would be … crime.

He said there was a young kid on a Mercedes, who comes there every Saturday, and is selling drugs there in the open, and people come and line up to buy that stuff.

He said he called the Police, but they were scared of coming there.

Next Saturday I was there. Sitting inside by the window, no lights, watching… No black Mercedes, no kid, nobody. I came back on Sunday, sat by the window, watching.

Nobody, nothing…

On Monday he was walking his dogs and I asked him about Saturday, and he told me that he said something to the guys, selling drugs, and they pulled a gun on him and threatened to kill him. He grabbed me by the shoulder and stuck a finger to my neck, showing how it all happened… he said it was about 10 in the evening, and there were junkies all over. Yeah, it happened right in front of the window, where I was sitting until close to midnight.

As always, he smelled alcohol… So, I stopped paying attention to his fairy-tales and forgot about it.

The condo came out stunningly beautiful, and whoever came to see it, said wow! The guy from upstairs offered help with showing, but I nicely declined. I am coming myself, we always come for showing, no lockboxes, and, of course, no help from the neighbors needed. But we thanked him…

After certain number of showings and wows, we get the word that the contract was coming… and coming… and coming… and it never came. There was some concern about safety.

We were a bit surprised but hey, things happen. Then this story repeated again. The agent told us that the Buyer got bad information about the crime in the complex. Where did she get it? The agent did not know for sure, but thought she went to Police and this is what they told her.

We are paying Police Department of South Daytona a visit. While there is some crime in the area, it is pretty much on the same level as everywhere in South Daytona. Mind you, South Daytona is considered a great area when it comes to crime… there is little crime; it is generally a safe small city. So, it does not come from Police...

Then comes the showing, where the agent, instead of calling me 20-30 minutes prior to showing, called me when they were already there. No problem, he said they would wait for me.

I am there in about 8-9 minutes, I hear voices in the breezeway. I hear “I would have never bought here if I were you… I am waiting for the lease to end to run from here..."

The guy upstairs is standing in front of his door on the second floor looking down at  spectators, this is his star moment, and he is Anthony Hopkins on stage passionately reliving the events that never happened…

A big helper…

Dörte Engel - Funny, he told me it was so difficult for him to find a place so reasonable, which allows large dogs. He is not going anywhere, but, probably, will keep making up stories

So frustrating when a non-party like a tenant or neighbor gets involved. We had a neighbor of one of our listings once trying to deter certain races of buyers away from the home. Turned out he was telling people that when the sellers filled in the pool they had dumped a bunch of appliances and junk in the hole. We ended up having to pay for a soil test to prove the dirt was clean just because of that lie. Hard to file a case for discrimination when it's a non-party to the transaction!

Years ago I was showing a remote river lot when a neighbor from 1/2 mile away came roaring up on his 4-wheeler. He was anxious to let those possible buyers know that 1) There were no fish in that river (totally false), and 2) Crime was just terrible around there.

Anyone who left a tent or camping gear could expect it to be gone when they returned. Thieves were everywhere!

The potential buyers laughed at him after he left... but they didn't make an offer on that lot.
