The Las Vegas Valley market is really starting to heat up (not like that). We don't believe we are looking at another bubble situation, but I recently shared a post to Facebook about my thoughts and got some great engagement. As a REALTOR, you are the expert in the housing market and everyone really looks to you to understand what's going on. By the time most people realize it, it's too late. Right now, in our market, we have less than 2 months of inventory so it's a great time to be a seller. This also means it can be a great time for people to move. A recent transaction, just 4 months ago, has already went up in value since the client bought their home.
That said, I've found being informal and more real seems to get a better response than "here is a market report and the market is heating up" type post.

#ThoughtsfromShawn 💭 It was nice having a normal market the past several years while it lasted. I've seen this movie before. Need to prepare for the influx of poorly trained agents and the shady deals that come every time we hit this cycle. Homeowners will enjoy rising prices (buyers won't).
When the market gets nutty in Vegas, sage and trustworthy advisors (REALTOR, lender, inspector, etc) is key if you're buying or selling. 🏠
If you've been thinking about and contemplating attempting to buy soon. I wouldn't wait on it. Of course, agents always say that, but this seems like a good time to heed the advice "it's a good time to buy" 😊
