Alexandria, Virginia in Fairfax County will soon have a new active adult community called The Crest Of Alexandria.
For anyone who has tried looking for a home with main level living close into the city they know their options are limited. Searching on line is like looking for a needle in a haystack because there many times is not a category for main level living on the websites available to consumers.
As a local REALTOR I see many forty and fifty year old homes here in Fairfax County that could work but they lack the features many buyers are now looking for. The idea of moving into a home closer to the city sounds appealing until buyers start to realize most homes have small bathrooms or a little closed off kitchens and many quickly grow frustrated with their options.
The problem is most baby boomers grew up and own lovely homes that were designed in the 80's and 90's. With spacious owners suites with vaulted ceiling, large owners baths and family rooms with full view of the kitchen. These are must haves in their retirement home but they want the rooms to be where they need them that means on the main level. They also prefer a home with less yard and more amenities.
The Crest of Alexandria may be the answer many have been looking for.
I have been watching this community for about ten months now. To many who are waiting for one to three bedroom condos your wait for pre-sales is almost over! The preliminary floor plans have been posted but nothing about price, or the condo fees as of yet. I expect we will learn about this in the upcoming weeks. It seems the pre-sale date may have been shifted in the early summmer.
I wrote another blog post about The Crest Of Alexandria last August and I have been watching the developer prepare the land since then. The community is a great location for folks wanting to stay in the area where they have called home for years but are ready for an easier lifestyle than their older home offers them..
If this community sounds interesting the time to call me is now. If you have a home to sell it is always best to start the conversation early .
Let's talk about your specific situation and how to best position you to make the move when the builder releases the homes for sale.
I do not work for the builder I am a new home buyer specialist. I assist buyers thinking about buying and help them through the process. My identical twin Peggy is my partner and together we are called TwinsSellingRealEstate.com , Listen here as we talk about main level living homes here in Northern Virginia click here. Peggy is the listing specialist on the team and I am the buyer agent. Many of our clients find this very helpful to have both a buyer agent and listing agent to help them through the process of selling and buying.
If it has been awhile since you purchased a home give us a call before you visit the builders office. In Virginia once you enter a builders office and register you give up you right to use a REALTOR for 60 days. Most new home buyers have no idea that is the policy and also did not realize the builder pays the agent there is no fee to you to buyer.
One last thought is this,"You Don't Know What You Don't Know!" and that can hurt you when buying a new home. The sales staff are always well trained and their job is to work on the builders behalf. A REALTOR is your advocate in the buying process and is there to coach you on all your options and coordinate the sale of your present home if you have one and help you to navigate the five or six months it will take to build your new home.
We look forward to hearing from in the near future about this or any other real estate need you may have.
