One of my biggest pet peeves............

 

Probably my biggest pet peeve when it comes to other agents is non-communication.

How many times have you sent an offer, or emailed the agent with a request for showing, or asked a quick question, etc., and the agent never gets back to you?

 

I mean, isn't your job to get that property sold?  Are you not doing a huge disservice to your seller by not keeping the dialogue going with everyone interested in purchasing it?

 

There are some agents in our area that really annoy me.  I'm certain their lack of communication stems from their desire to try and double-pop every listing they have.  I call it "harboring" their listings.  You send in an offer, never hear back from them, and then "poof!", they are magically in escrow with their own buyer.  It's like, why do you even bother putting it on the MLS if you really have no intent in cooperating with another broker?

 

And come on, how much effort does it take to hit the return button on your keyboard and type in "received, thank you"?

 

And it really burns my hide that agents like this cause a wave of apprehension in our industry.  Why?  What happens when my buyer asks me for a status on the offer they submitted?  All I can tell them is that I have no response from the listing agent.  And what happens?  They look at me funny for one of two reasons:  either I'm not staying on top of it and doing my job (which is not the case), or they don't trust this entire industry because of one agent's lack of professionalism.

 

And at bare minimum, as a professional working among your peers, do you not think you're going to get a bad rep for becoming "that agent that never returns emails or calls"?

And how is that aiding your clients in the future when other agents don't want to work with you for that reason?

Ralph, I recently experienced the harboring of a listing.  I called the listing agents broker to see if she was okay ... had not heard from her in 5 days!!!  No response to email, text or phone ... Is she in a coma in the hospital? 

It's insane!  Enough to drive us bat-bonkers CrAzY.

Ralph Gorgoglione - he asked me to forward him the emails she did not respond to. Within 10 minutes of me calling the broker the agent responded to me.
