It was yet another busy week with activity in both condos and houses! However, it hasn’t been enough to surpass the 94 sales from April 2016. As of today, Sunday April 29th there have been a total of 80 sales which is a 15% decrease. Maybe there will still be a few “late” closings reported on Monday but I am not holding my breath. Here is your update for this past week:

New Listings:
Priced at $389K, Hale Honu 6A is newly listed since selling for $355K in 2/04. Paniolo 108 sold for $230K in 7/02 and is available for $429K.
Plantation 1622 came on the market priced at $569K. The last sale was for $399,901 in 8/12. It was listed before from 6/13 to 10/14 starting at $579K going to a low of $499K before ending at $539K and again from 3/15 to 10/15, starting at $595K and ending at $549K.
Alii Kai 4202 came on the market showing as sold for $720K cash. The seller paid $400K in 3/03.
Contingent:
Kaiulani 67, with a list price of $799K, went into escrow. The prior sale was in 8/13 for $695K.
Mauna Kai 8A is in escrow while listed for $434,750. The last purchase was for $375K in 10/15.
Nihilani 22B found a buyer after 77 days priced at $599K. The unit was purchased from the developer in 11/06 for $680,300.
Sales:
Paniolo 107 sold for $380K while listed for $399K. The prior sale was in 1/14 for $330K. As noted above, Alii Kai 4204 came on the market showing as sold.
Under Contract:
Once again, Pali Ke Kua 1, a leasehold unit, is back under contract while listed for $162,700. Hopefully, this time it will stick. Sandpiper 231, priced at $439K, is now under contract and should be closing soon. The last sale was in 4/12 for $228K.
Price Changes:
Kamahana 7 is available for $509,950 after a $7500 reduction. The last sale was for $235K in 12/10. Now on to your Princeville Kauai single family home update:

4104 Aloalii is priced at $1.150M. It last sold for $700K in 12/12. 4871 Akai Place is on the market for $895K. It was purchased for $805K in 1/16.
Back on the Market:
4856 Pepelani Loop was in escrow but is now back on the market still priced at $784,900. The last transfer was in 9/95 for $225K.
Priced at $1.195M, 4179 Kamalani expired then came right back on the market. It sold for $348,500 in 6/90.
Contingent:
After only 19 days, 4838 Ou Place went into escrow priced at $699K. The most recent sale was for $612K in 10/06.
With a list price of $1.699M, 3581 Kaweonui is in escrow. The home sold for $660K in 10/98.
Sales:
4266 Waileia Place sold for $845K while listed for $850K. The seller paid $818K in 9/14.
Price Changes:
5029 Emmalani reduced by $50K and is now $1.149M. The last sale was in 11/13 for $726,299.
3697 Albert went from $1.260M to $1,199,999. The home sold for $1.065M in 12/04. That’s it for this past week in real estate.
