Three Foolish Mistakes Home Sellers Make

Reblogger
Real Estate Agent with eXp Realty of California, Inc. CA DRE #01490977

Some sellers make mistakes that can cost them in their sale  - in time, or in money, or both. And believing that the seller's market means you don't have to worry about things like proper pricing or staging is a mistake in itself.

Sharon shares 3 foolish mistakes sellers make in this clever but informative post. Please stop by the original to also share your thoughts.

So...

It's the first day of May...

and that means I am a day late...

too late for the April No Fooling Around April 2017 Let's Get Real Contest.

A day late and a dollar 1000 points short.

I guess that makes me the fool.

That's ok, it takes one to know one right?

Now that I've established I'm qualified to identify fools,

here are three types of sellers that I've run into that qualify as fools in my book....

1. The foolish seller who sets themself up for lower offers.

Too often sellers hide their home's positive features behind clutter, within overcrowded rooms.

The winner here is the wise buyer who is able to see the potential and get a great deal at the seller's expense.

"Wise men profit more by fools than fools by wise men."

Marcus Porcius Cato

2.  The foolish seller who ignores the agent's advice on pricing.

Many sellers learn too late that they should have priced accordingly. Longer time on market cost money. Price reductions eventually get them to where they should have been in the first place.

"The wise does at once what the fool does at last."

Baltasar Gracian

3.  The foolish seller who ignores the stager's advice on improvements.

NOT investing in improvements costs money. Those who try hardest to save money usually spend more in the long run. It will always cost the seller less to make the improvement prior to listing.

"A fool and his money are soon parted."

Thomas Tusser

Selling your home is serious business....you can't just throw a sign in the yard and expect buyers to flock to your door, offers in hand. Strategic preparation and marketing are required. Experienced professionals are required for the best results.

Those sellers (and real estate agents) who don't "get it "  and choose not to properly prepare and price their property not only take longer to sell, they actually help the competition sell faster!

"Let us be thankful for the fools. But for them the rest of us could not succeed."

Mark Twain

A two-hour Home Staging Consult will arm you with all the information you need to successfully showcase your house and stand out from the competition in your price range.

We all play the fool at some point...

selling your house is not the time for foolishness!

This is a great reblog, Jeff. I have a seller who was still questioning the price during offer acceptance. Sitting there on that BlueFish website, telling me the median price for her ZIP and suddenly worried she was selling at a loss. I had to point out that her appraisal is based on a 1/2 mile radius, not the entire ZIP and besides, did we get any multiple offers anywhere near that price? No.
