Seasoned investors, either from this area or not, usually have a keen sense of what they already expect when making a purchase in whatever county they are looking at.
 
What they quickly would learn is the Capitalization rates built into properties from their cost to income ratios in this market are much lower than many areas. Santa Cruz is a popular town for many private owners and investors alike. Values stay strong, and climb as this is a high demand area. Making things more difficult is our extremely low available inventory in general. Also, networks of friendships are strong here and surely like in many communities like Santa Cruz, many investment properties are sold with a phone call.  Many local investors are only interested in income properties within this market.  They are use to the tighter income schedules and have learned to manage the investments with a stronger personal rein, making it all work. 
 
Still the demand is high. An investor also will learn how beautiful this area that we call home, with Trees to The Sea is!  Very desirable! Commercial complexes, Mixed Use buildings are also in need as the population continues to grow. Single Family dwelling remodeling and sales can reap nice rewards if purchased in the correct neighborhood for a reasonable price. Working with the county or cities in creating new housing developments is not easy here. However, there are plenty of Investors coming into our market.  
 
If any investor thinks this county is a quick and easy buck?  Most who have been in the business for awhile will tell you. Sometimes opportunity just knocks! However for the many I have met, being smart with patience is away of life.
