New Condo Listing West Sacramento Riva on the River

One of the questions I get from our first-time home buyers is whether you can hear people on the second floor if you buy a first-floor condo. I suspect they have this vision of creaky floorboards or listening to heavy footsteps or loud voices, like maybe you'd get in an older apartment building. I suppose there is always a variance to this observation, but with newer construction, that noise is buffered and fairly non-existent.

 

I've never heard any disturbance or irritating sounds coming from the second floor of newer condominiums. Although I suppose a unit could be rented to a basketball player who likes to practice in the kitchen. Just kidding!! I lived in older condo buildings in NYC, one was a sixth floor, the other was the fourteenth, never heard my neighbors but, yes, that question gets asked.

Good morning, Elizabeth -- this Riva on the River condo sounds like a good match for many -- single level, good location within the complex, a two car garage plus an extra storage room.   Add a very attractive price, lower-than-expected monthly HOA fees....and I can practically hear the ka-ching of a cash register announcing a pending sale very soon.

That's a pretty reasonable condo maintenance fee per month, especially since it includes a swimming pool and recreational facilities. As to older buildings with tenants overhead, I had to laugh. One of my friends has a gallery on the 1st floor of a building owned by Clint Eastwood and several times I've been there to visit her, when we can hear him walking around upstairs!

Beth Atalay The subdivsion where my house in Hawaii is located has all of the homes so close together that you can hear other people's conversations on their lanais. And they aren't even connected. My neighbor's lanai is maybe 15 feet away. You can't escape chatter unless you move into the country and then it's the birds, LOL.

Michael Jacobs Yeah, I'm wondering if this condo will make it to our open house on Sunday. That's always a bit iffy with newer listings in low inventory markets like this. The sellers might receive an offer they can't refuse today or tomorrow.
