In a Down Market - Would you Buy This Home?

In this strong Seller's market, every home is selling!   There are homes selling today, that sit on the market for a long time in a Buyer's market.

 

The homes that should be on a "caution" list - 

 

Those homes backing to a six-lane busy street

Homes that back to power lines and transformer poles 

Paying thousands of dollars over fair market value and still needs lots of work

Homes that are functionally obsolete

 

These homes are all selling and seeing multiple offers, ONLY because the inventory is so low.

 

 

If the plan is to buy a home, and only remain in the home for a couple of years, values and resale probably will be fine.  BUT, if you plan to live in the home for years and years, and the market changes to a Buyer's market, the home could sit for quite a while.

 

In this frenzied Seller's market, Sellers are holding the cards and listing homes needing work, commanding top dollar, and most often - getting it!

 

Bottom line - homes less desirable will sell in a strong Seller's market, but down the road when the home needs to be sold, will it STILL be so desirable?  Or, will the home need to be sold at a discount due to location?

Joan, even though we have low inventory and a strong seller's market - homes in less desirable locations, priced too high, or in less than good condition, are sitting on the market. It's too bad people are so desperate to buy. Your advice is spot on. D

The local economy putting so much strain on housing. Yesterday, I realize many two br 2 bath 1100 sf ish condos are selling close to $1M. Most are facing freeway, behind sound proof wall, near car exaust fume, high power lines, rating 6 high schools. Wanting some thing away better schools, expect to pay $1.2M. Most have 6+ offers.

All those negative attributes do not deter folks wanting to buy.

This is indeed very interesting Joan. It's everything you said. But in the end, it's up to the buyers to make those decisions based on the situation at the time of the decision. All we can do is inform them with professional facts and opinions.

Know why you're buying and know your numbers.  If resale isn't an issue and you like the house, go for it.  Othewise, find the one that will best fit your objectives.

Sam, when the market moves up so fast, buyers are thinking about offering on homes they never would if they had more choices.  Need to remind them, down the road it may not sell as well.
