In this strong Seller's market, every home is selling! There are homes selling today, that sit on the market for a long time in a Buyer's market.
The homes that should be on a "caution" list -
Those homes backing to a six-lane busy street
Homes that back to power lines and transformer poles
Paying thousands of dollars over fair market value and still needs lots of work
Homes that are functionally obsolete
These homes are all selling and seeing multiple offers, ONLY because the inventory is so low.

If the plan is to buy a home, and only remain in the home for a couple of years, values and resale probably will be fine. BUT, if you plan to live in the home for years and years, and the market changes to a Buyer's market, the home could sit for quite a while.
In this frenzied Seller's market, Sellers are holding the cards and listing homes needing work, commanding top dollar, and most often - getting it!
Bottom line - homes less desirable will sell in a strong Seller's market, but down the road when the home needs to be sold, will it STILL be so desirable? Or, will the home need to be sold at a discount due to location?
