Princeville Kauai condo / house update for Apr 30 to May 6.

This is the first time in all the years I’ve been doing this blog that the condo activity for the week has been primarily new listings with only one withdrawn property! Not even any price changes! Take a look:

New Listings:

Villas on the Prince 33 is available for $657,500 since selling for $550K in 8/03. It was listed previously from 1/15 to 1/16 for $669K.

Puamana 3A was purchased for $230K in 8/13 and is priced at $439K. Previous listing was from 12/13 to 6/14 starting at $429K and reducing to $399K.

Ka’eo Kai 10B sold for $575K in 11/04 and is listed for $499K. It was listed for several months in 06 for $700K.

Villas of Kamalii 22 is priced at $799K. The seller paid $950K for it in 6/07, and has listed it 6 times since purchasing it, most recently for $774K from 12/16 to 4/17.


After 180 days priced at $1.299M, Puu Poa 102 was withdrawn. The last sale was for $920K in 7/13.

That’s it for condos! On the other hand, homes were well represented this week with activity in new listings, new escrows, sales – just about every category is mentioned, except for – once again- no price changes, which is rare! Read on!

New Listings:

3780 Milimakani Place is listed for $780K. The home sold previously for $690K in 10/04. 4177 Kamalani Lane is on the market for $885K since selling for $799K in 7/04.

Back on the Market:

3807 Iluna place, priced at $699K, unfortunately fell out of escrow and is back on the market. The last sale was in 2/02 for $360K.


Priced at $1.350M, 3998 Aloalii is back in escrow. The seller paid $1.095M for the home in 8/14. 3793 Moae Place found a buyer while listed at $739K. The most recent sale was for $487K in 10/12.

It took only a few days for 4856 Pepelani Loop to go back into escrow priced at $784,900. The last sale was for $225K in 9/95. 5029 Emmalani, with a list price of $1.149M, found a buyer. The seller paid $726,299 in 11/13.

3928 Namakeha Loop is in escrow with a list priced of $1.190M. The most recent sale was in 3/09 for $950K.


3950 Aloalii sold for $800K cash while listed for $895K. The previous sale was in 5/98 for $525K.


After 285 days, 3991 Aloalii expired while priced at $1.595M. The most recent purchase was in 12/06 for $1.150M.


Priced at $3.775M, 3559 Kaweonui Road was withdrawn after 102 days. The sellers paid $1.910M for this home in 10/13. And that’s the end of it for the Princeville Kauai home update!

Here we are at the end of April already starting May. The goal for April had been 94 transactions but April 17 produced only 81 sales, registering a 14% decrease from April a year ago.

For May the number to meet or exceed is 85, and here we are, only 7 days into the month and already there are 24 sales. I’d say there’s a definite chance we will beat that number if things continue as they have been.
