Well, basically, by offering a bonus, a seller is saying they want to find a crooked agent who will throw her buyer under the bus. There aren't as many of those types as one might think. And why would anybody want to deal with an agent like that anyway?

As a agent or broker, great service with a smile and not wasting a person's time, money. That's the bonus to go above and beyond in a real estate sale. All that is needed for a solid reputation as the market leader to list, sell, deal with when talking real estate exchanges. As the seller, make the place available for showings, keep it clean and without odors, have a quick occupancy. But extra money to perform, jump for the carrot. The pricing determines it all no matter what is the compensation going in or along the way.
