Loveland CO Affordable Homes for Sale

 

First-time home buyers, those working with budget constraints, and renters seeking the personal and financial benefits of home ownership will want to take a look at the available inventory of Affordable Homes for Sale in Loveland CO.

 

However, the interest in affordable homes is very high, inventory is limited, and competition is heavy. These affordable sell quickly and there are often multiple offers from other buyers. Success requires a close watch on the market and the ability to react quickly when a good opportunity appears.

There are only 7 homes currently on the market in Loveland priced under $275,000, starting from a low of $140,000. There are an additional 19 affordable homes under contract and waiting to close.

Note: We have recently increased the price ceiling on this category, from $250,000 to $275,000, in response to low inventory, strong demand and rising prices. Market conditions over the past couple of years suggest that the imbalance in this market segment is  not likely to ease anytime soon. This is not good news for affordable home buyers, and raising the ceiling on price does reflect the current reality on the supply side, it doesn't mean that these homes are actually more affordable.

 

In spite of limited inventory, affordable homes are selling well in Loveland so far this year – there have been 87 sales, with prices ranging from a low of $49,500 to a high of $275,000, with a median price of $254,900 and an average price of $235,631. Market performance has been good - average days to get an offer for the homes that sold was 17 days, with an average days on the market of 43. The sale price/list price ratio for these 87 homes was 99.4%, indicative of high buyer demand and a strong seller's market.

With only 7 homes availbale, I bet most buyers would welcome these critters in order to have a new Loveland affordable home.
