8 Things You Can Do to Increase Your Backyard’s Appeal

This is a terrific list of staging suggestions for getting that backyard and entertaining area ready for prime time showings.

 

And here in SoCal where the outdoor lifestyle is revered year-round, homeowners selling their properties need to be sure their outdoor space, elaborate or simple, is a showcase and will have buyers enthralled with the property and excited about the Southern California lifestyle they can enjoy in their yard.

Here Are 8 Things You Can Do to Help Your Backyard Appeal to Buyers.

 

Lately, many of my calls from investors have asked if I could supply patio furniture for their properties. They understand the importance of the back clean pool areapatio area to potential buyers.

Once they’ve gone to all of the effort to rehab a property, they don’t want to forget that area that so many buyers are looking for...the backyard oasis/extra living area that our Florida weather offers.

 

But what can you do if your home is on the market? You may not have it in your budget to buy all new patio furniture. But, that doesn’t mean you can’t turn your patio and backyard into something buyers will want.

 

1.Trim, cut, and remove

You know how fast things grow in Florida and it’s very easy to overlook our own yards. Trim trees that hide the view and that includes the view of your house.

Remove bushes that are leggy and plants that have seen better days.

Palm trees are synonymous with Florida so be sure to remove fronds that are on their last leg.

 

2.Remove items that say “work.”

Buyers want to enjoy our wonderful sunshine and warm temperatures.  They want to relax in the backyard or by the pool

Remove things that don’t belong there such as ladders, paint cans, pool cleaning equipment, and yes, exercise equipment.

Toys around the pool don’t say work, but you’ll want to keep them organized so that they do not distract buyers.

 

3.Add some color

Flowers and colorful plants are always welcomed. Check with your local nursery to make sure you plant ones that will tolerate our heat. And, if you live close to the ocean, make sure they are salt tolerant.

Invest in some new pots with plants that will fit the scale of your backyard.

 

4.Remove any dead plants and abandoned pots.

These say neglected to prospective buyers. And, just as in your home, you will want to remove these distractions.

 

5.Mulch

Amazingly, this is like the icing on the cake for yards, and it requires very little monetary investment.

But first, only use it if it is clean and not in dire need of being thrown away.

Depending on your space and what pieces you have, you can create living spaces outside.

Arrange a sitting area with a small table and if you have a table and chairs, then you have an outside dining area.

If it works, stage a peaceful sitting area using a bench under a shade tree.

 

7. Repair, replace and pressure clean.

Check your fence, gates, light fixtures for any repairs that you have put off making. Pressure clean areas for stains and to give your sidewalks and patio area a fresh look.

 

8.Invest in one of your home’s best assets

A pool is almost a must here in Florida so if you have one, make sure it adds to your home’s perceived value! With our approaching hot and humid summer months, pools need extra care. Using the right chemicals will keep it looking like a pool and not a green pond!

 

The investment you have in your home includes your backyard pool and patio area. Follow these 8 tips to make sure that it will appeal to all buyers.

I liked Kathy Streib tips as well. For us agents who sell in California (and Florida or Hawaii), the outdoors is very important. That photo of yours is very inviting. I would love to relax in that backyard. Of course, our main problem in Sacramento is much of the time it is too darned hot to sit outside.

Hi Sharon Lee  - we are fortunate to have Kathy's expertise! I loved this back yard and entertaining space. We attended a catered dinner there for 100. It was perfect!

So right Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents  We definitely sell the outdoor lifestyle here. I like being by the coast so we rarely get weather too hot for being outside. And it still cools down in the later afternoon and evening due to the ocean breeezes, except with the Santa Anas.
