This One Story Home in Elk Grove is Not in Zillow

I'm not so sure what's going on with Zillow and Trulia lately regarding new listings and the new MLS feeds that intend to populate those sites. Some of those are just not feeding to those websites. Lately, to get a listing on Trulia, well, it takes 3 to 4 days for the listing to show up. Same with homes dot com. No, that site is worse, I received an email yesterday that put a listing live on homes dot com which I had listed 6 days earlier. Six days to land on Homes dot com!

 

Last week, the MLS feed to Zillow seemed improved. But this week, our new listings are not migrating to Zillow in a timely manner. I had two listings go live last night at midnight but are not in Zillow. I wish for the days when I could enter them myself. I don't deal with non-professional sites that steal my clients by using my listing and then selling. Them back to me at a ridiculous price

Elizabeth, six days here would show it already under contract.    I should probably look to see if my listings are in Z & T, but around here our MLS is usually enough.

William Feela You are not required to pay for anything at Zillow. But your buyers are looking at Zillow. I understand some brokers prefer to lock out Zillow, but I really don't care which website sells my seller's homes as long as they sell. Whether any of us like it or not, I'm sorry to say, Zillow is here to stay for a while.

Joan Cox Same here. By the time a listing shows up on Trulia, it is sold. Buyers need a private MLS account available ONLY through a Realtor to be on top of new listings. I monitor both Zillow and Trulia because my clients do.

Most of the time these days when I get a call from a buyer who found a listing on Zillow, they start out by saying, I found your listing on Zillow. I tell them it doesn't matter which because they are all sold, sold-sold-sold. Lately all of my listings sell ASAP.

You HAVE to monitor these sites because so many buyers, and sellers, do. Best to know what they are seeing, but also to understand what they are not. Who wants to get the question - why is my listing not showing on Z?

Just moments ago, Jeff Dowler I received an email from Z that one of my new listings was posted, but I did not receive an email about the second. When I checked Z, they were both there. This means it took Z almost 12 hours to download my listings.

I spent 30 minutes uploading more photographs for the second listing, making sure there were no duplicates, verifying data, adding more specifics, and when I clicked submit, I got the curtain saying Zillow was out of service by its IT department. Ack!

I know there were some changes effective April 30th, not sure if that's what's causing the delay though.

Ron and Alexandra Seigel You couldn't see the photo here because AR would not let me upload. I even tried Debe Maxwell, CRS 's idea of importing the link from WordPress with the photo function button, but that didn't work, either. However,they finally fixed it, and it's working now.

With technology, I just don't expect things to work right all the time, and I'm rarely disappointed or frustrated with those kinds of expectations.

Beth Atalay Yes, as of May 1, Zillow stopped letting agents input listings. Although I found a way around that for a while, but they finally plugged all the holes, LOL.

Oh, it's so frustrating when you have your system for listing properties and these syndicated sites (which really only make your sellers happy and don't really generate buyers for them!) have issues that consume SO much of your time!

I feel your pain, Elizabeth!  As for Z - our brokerage has gone rogue on this (straying from the MLS membership) to establish an agreement that leads for our listings only go to our agents. I don't know how he worked that deal but, it's in place and I'm getting lots of calls now - "Is the house at 123 Main ST for RENT?!" You just can't win sometimes!

Elizabeth- since I'm not an agent, I can't speak to this from any experience at all. But it seems to me that regardless of how anyone feels about Z, buyers go there to look and sellers will want to know why their listing isn't there.  You're almost forced into playing their game if you want to be in the big game.

Zillow is working the plan and the plan is to get more leads and sell them out to agents. We need to be prepared.

Hi Elizabeth -- it's frustrating when our listings are not getting the full exposure we expect but I imagine this Elk Grove home will be getting plenty of attention at Sunday's open house event.  It looks quite appealing.
