Kaiulani 42 sold for $1.4M in 2/17 and is on the MLS for $1.375M.
Back on the Market:
Honestly, I don’t know what the issue is with this condo, but leasehold Pali Ke Kua 1, which is being sold by auction, is back on the market for the 4th time. Priced at $162,700, it last sold for $379K in 4/06.
Contingent:
Plantation 1622 only took 11 days to find a buyer while listed for $569K. The prior purchase was for $399,901 in 8/12. Cliffs 9302 is in escrow this week priced at $695K. This unit sold in 9/99 for $205K. Puu Poa 301, which was purchased in 12/98 for $272,500, went into escrow with a list price of $1.349M.
Sales:
Hale Honu 4B was purchased for $310K while listed for $319K. The sale before this was in 3/06 for $430K. Hale Honu 10A was priced at $398K and sold for the asking price in only 4 days. The prior sale was in 6/14 for $349K.
Villas of Kamalii 35 sold for $628K while listed for $649,995. The most recent sale was in 5/08 for $665K. Nihilani 32C sold for $645K while listed for $665K. The seller paid $800K in 4/06 to the developer for this unit.
Expired:
After being purchased for $668,785 in 2/07 from the developer, Nihilani 6B expired after 359 days priced at $599K.
Withdrawn:
Kaiulani 74 was withdrawn after 276 days priced at $779K. The sellers paid $898,250 to the developer for this townhome in 4/07.
Price Changes:
Puamana 23B is now $429,500 after a $20K price reduction. The unit sold in 8/99 for $65K as a leasehold property, converting to fee simple in 8/00 for $35,700.

$799K is the list price for newly listed 3785 Milimakani, which sold in 4/08 for $800K. The home was listed before from 10/13 to 4/14 starting at $738K and reducing to $729K.
5362 Honiki is priced at $1.350M. It initially came on at $1.195M so you’ll also see this home under price changes. The last purchase was in 12/97 for $400K.
3912 Namekeha Loop is listed for $1.950M. The last sale was in 8/16 for $1.695M.
Sales:
3982 Aloalii was priced at $1.199M and closed at $1.150M. The prior purchase was for $960,900 in 5/12.
Price Changes:
As noted above, 5362 Honoiki made a price adjustment as it came on the market.
