This is a real estate market activity report for the Villa Corona condominium complex in Pasadena. There are two addresses for the complex: 235 South Holliston Avenue and 245 South Holliston Avenue. In this report I will share information regarding current activity so far this year with a recap of the previous three years. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
With its location at the northwest corner of Del Mar Boulevard and Holliston, Villa Corona is just north of the campus of California Institute of Technology(Caltech) and west of Pasadena City College(PCC). Additionally, the location is convenient to South Lake Avenue and the Playhouse District where there are numerous shopping, dining, entertainment and cultural venues.
Villa Corona features 54 single level units with two bedrooms/two baths in a variety of floor plans. The complex was built in 1984. Interior features include: fireplaces, in-unit laundry connections as well as a balcony or patio area.
The professionally managed complex is gated and includes a courtyard entry with lush landscaping, a pool, spa and lounge area. There is elevator service to all floors and parking is subterranean.
There is currently just one condo available at Villa Corona. Newly listed, it features approximately 1104 square feet, it is priced at $530,000. A ground floor unit is in escrow after less than a week on the market. So far in 2017, there has been one mls-reported sale. Closing in March, the approximate 1104 square foot top floor unit sold for $566,000(list price $518,000).
No closed transactions were found in our mls statistics in 2016.
In 2015, there were four sales reported ranging from $483,000 to $538,000 with an average sales price of $504,000(median sales price $497,500). They sold at 99.66% of last list price and for $409.96 per square foot on average for the year.
For full year 2014 there was just one sale. It was a second floor unit with approximately 1104 square feet which sold for $480,000(list price $479,000) in October of the year.
