With all the automated systems around today for real estate, many people are more interested in the act of signing their name on a contract than the contract itself. In Colorado many agents use the same system. At the bottom of each document the buyers and / or sellers can select font, save and accept. It’s amazing how fast that process happens sometimes.
All of my correspondence goes out with an email similar to this in the body to the email:
Attached are the needed documents to purchase the property you`ve decided to make an offer on. Please review, select font, save and accept your signature. If you have any questions feel free to contact me prior to signing. Please double check that your name and contact information are correct and that there are no other mistakes or errors. Many items including names are automatically populated onto other documents including disclosures. And after all agents are human too - we can make mistakes including typos.
And you know people aren’t reading these even after I call to tell them I’m sending the documents. I ask them to read and let me know if there are any mistakes. Recently I had a seller not only list her property but accept an offer. After everything was signed by both buyer and seller, then the seller notified me that her name was misspelled. How could she not notice this before? She wasn’t reading it.
