Four New Home Communities You Should Not Miss if you are buying in 2018!
As a New Home Buyer Specialist, I see all the new home communities in the area. Many of my buyers are folks relocating to the Northern Virginia for work. The typical dilemma for the buyers is how to find a home with a reasonable commute at an affordable price. Here are some of my favorite new home communities and why!
Potomac Shores - due to its location just 95 and Rt 1 with VRE access for now at Rippon Landing but in 2019 it will have it's own VRE Station!
Add to that the future town center along the Potomac River and the fantastic amenities the community offers as well as new schools right in the neighborhood, and you have a home run! With 26 different home styles to choose from, there is something for every buyer. No wonder it was voted 2016 Community of the Year!
We have twenty-five buyers who have chosen this community as a place to call home. My identical twin lives here, and I am hoping to move here by the end of 2018 to be her neighbor, so we have first-hand
Cayden Ridge- Manassas, Virginia
Is a community you might miss unless someone tells you about it. The location is fantastic right off Signal Hill Rd with an easy walk or quick car ride to the Manassas Park VRE.
I know Manassas was not in your target area but trust me you want to at least look at it! You can head west to Herndon, Dulles or Gainesville easily from here and reverse commute to Quantico is a breeze down Rt 234. Or take Rt 234 to 66, or you can choose 28 to Dulles area or Yates Ford Rd to Fairfax. You will be surprised how easy this commute can be.
The best feature of this community is its walkability. Leave the car at home and walk to everything. When you choose to live here, you will have many dining and shopping options nearby! Bar Louie, as well as Long Horn Steak House, are walking distance to this community. And in just a quick five-minute drive is Nathan's Ice Cream and Tony's Pizza are the local favorites, and you will want to go again and again! And Old Manassas with its charming shops and restaurants is only a 5-minute drive away.
You just do not find this in any other location! Homes priced from $500's expect to pay $550- $650 to get what you want once you build in the options you want. Miller and Smith are also fantastic builders with a deep-rooted history in Northern Virginia. A lovely home I live in one that was built 50 years ago in Mount Vernon and they stand the test of time!
Avendale In Bristow -
Built by Brookfield Homes.
Located off Rt 28 the location puts you in an excellent place to do a reverse commute to Quantico, Virginia down Aden or Bristow Rd. or to points west such as Herndon and Sterling.
Brookfield Homes in Bristow is known for their Smart Home package, and Alexi does some fantastic things. If you are into the latest technology and love Alexa, these homes are ready for you!
If you enjoy driving the countryside rather than a highway, this is the commute for you! If you are headed to DC no problem, The Manassas Airport VRE called Broad Run is just about two miles away! And everything you need is at Bristow Centre Shops. Groceries, Banking, Drug Store, Dining and I am telling you now if you have never had a Duck Donuts you may not want to stop here they can be addictive! Homes in this community start in the high $ 400's so expected with options between $500,000 to $600,000.
Indian Springs Farm by Christopher Companies. For my Luxury Home Buyer looking for an acreage lot and more of a custom home, I like this community. Christopher Brothers builds a lovely house, and you will not be disappointed. Indian Springs is located in Fairfax County just south of Ft Belvoir and feels like you took a step back in time away from the hustle and bustle. If you like Craftsman or Farmhouse style home on an acre of land this community is for you. Easy access to Belmont Bay VRE with a reverse commute makes this an ideal choice for the commuter. Prices start in the mid $900's. Wegmans is only about five miles away and Lorton Town Center, as well as Occoquan, are a quick drive to enjoy non-chain restaurants for dinner. You may not realize it but you give up your right to representation when you enter a builders office and sign in. You can prevent this and retain your rights to have a buyer agent by allowing me to come with you on your first visit, or at the very least use my name and tell them you are working with a REALTOR. After all as a new home buyer, "You Don't Know What You Don't know". As your buyer agent, I am your advocate and help you through the process and be with you for the five to six month build time. A lot can happen over five months and having someone who does this everyday full time can only help and it can't hurt!
