Another Morris Farm Carriage Home Goes Under Contract!
On April 5th (2017) I had the privilege of listing 14347 Broadwinged Drive. Being a Parkdale model carriage home with four bedrooms, three and a half bathrooms, a fully finished walk-up basement and having upgraded finishes throughout, I expected this home to go quickly.
When the seller and I discussed list price in March, we landed on $448,000. There wasn't much on the market and there were tons of buyers looking for homes. In fact, I had just sold two Parkdales that were older and not as upgraded for $425,000 and $430,000. The market, however, was going through some sort of shift. More homes in the Morris Farm community started popping up for sale and after a month with lots of traffic, but no offers, the seller lowered their price to $439,000. STILL, buyers were reluctant to act. It was truly odd. They loved the home. They saw the comps, yet were hesitant to act and make an offer.
Two buyers that saw the home during an Open House on April 30th, were still tire kicking three weeks later. That's when an agent driving by to see other homes with his buyers, stopped and knocked on the door and asked if the home was available and if he could show his buyers. Thankfully, my sellers are flexible. They sent the agent and his clients to the community common area for fifteen minutes so they had time to pack up their stuff and leave.
The next day, while the two formerly interested buyers were still kicking around whether or not they wanted to make an offer, this drive by showing turned into an offer. After very minor negotiations, my sellers were delighted to be officially under contract on May 22nd.
When the other buyers that were tire kicking take another ride through the neighborhood, they will be sorry to see our TOO LATE message on top of the yard sign. That will teach them--when you find a home you want, make an offer.
