You know that you shouldn’t leave the milk out of the refrigerator, the same way you know that you shouldn’t eat food that has been expired. It is just common sense. But do you know what you shouldn’t do when it comes to selling your house?

I have put together a list of common home seller mistakes you should avoid to ensure that you have a smooth sailing while selling your house.

 

Price your home too high for the market. The higher above average you price your home, the more likely it is to stay on the market for longer than it should. I understand that you are trying to sell your home for the most money. You may think that your home is worth $800k but if current trends and houses on the market similar to yours are only selling for $720k, you should consider what your real estate agent advises. They are the ones who conduct extensive market analysis to figure out how to price your home to competitively sell it.

 

You want to avoid having your home on the market for a long time; people will start to question the reason behind that. The last thing you want is for potential buyers to think that there is something wrong with your house. Not only this, but they will be less likely to make an attractive offer the longer your home is on the market.

 

Skip on prepping your home. You want to make sure that your home is in its most pristine condition. Make sure you cover everything from the most insignificant, such as dusting and decluttering, to fixing cosmetic issues, such as chipping paint and stained carpets. You never want to make your home look and feel neglected.

Consider staging your home to make it look the most appealing. You can do something as simple as rearranging current furnishings, or you can hire a professional stager to turn your home into a work of art.

 

Be present for open houses and showings. It’s normal to be curious regarding the people that are coming to see your house and want to lend an extra helping hand at the open houses. However, it is not a good idea to be around while potential buyers are checking out your home.

 

The point of the matter is that you won’t let prospective buyers feel comfortable walking around your house. They will either feel like they are intruding or will feel rushed and won’t spend the time to really look at your house and make an appropriate decision as to whether it’s a suitable place to call home. So, grab a coffee and enjoy a nice walk at the mall or go watch a movie at the theater and let your real estate agent handle each open house and showing.

 

Deciding to forgo working with a real estate agent. Working with an experienced real estate agent can make all the difference when selling your home. They provide you with the resources needed to sell your home, are available to answer any of your questions and walk you through the entire process from signing the listing agreement to closing escrow.

 

There are no two agents who are alike. Every agent as a different work ethic and experience. Therefore, it is important that when you interview each candidate that you feel comfortable enough with their responses because you are essentially selecting who will be representing you.

 

Be a successful home seller and keep these common home seller mistakes in mind. You will thank me later. While you are in the process of selling your home, you should keep in mind issues that can ruin a home sale.
