Tech Terrace homes are a hot commodity this summer! That is not particularly news worthy to anyone who knows about Lubbock real estate but the inventory of Tech Terrace homes is lower now than last summer.
While late spring to early summer is always peak time for real estate sales, this year has seen an influx of out of town investors who want to buy Lubbock homes, so our market is now VERY competitive with homes going for sales price and more. Rental homes near Texas Tech University are rarely vacant, so Tech Terrace and other areas near campus are in demand for investors.
As of today, there are 16 homes listed for sale in this popular neighborhood but don't blink or one or more of these will go under contract! These homes are priced from $164,000.00 up to $517,500.00 with the price per sales foot ranging from 81.00 - 140.00 per square ft. Some are completely updated and sitting in a prime area while others may need renovation. Sellers here are typicaly able to sell their homes in Tech Terrace at a significantly higher price than homes in other similar neighborhoods thanks to popularity/supply and demand.
The most unusual home now for sale is one I've seen and been curious about for many years! It is a dome (geodesic?) shaped home with efficiency located just a block from the park. The home is undergoing some updates now and is listed at $285,000.00. *
I lived in Tech Terrace for years and there is just something special about the area that that attracts many Lubbockites. Mature trees and landscaping, unique and varied architecture, proximity to TTU, schools and parks, a cool neighborhood shopping center and a popular coffee shop all contribute to the appeal of the neighborhood.
