It was yet another beautiful week which yielded “ho-hum” market activity as there were no new escrows in either condos or homes. Perhaps the fact that we are heading into a holiday weekend distracted buyers as they prepped for the holiday. Here is your Princeville Kauai condo update:

Back on the Market:
Mauna Kai 8A fell out of escrow and is back on the market with a new higher price of $440K, up from $434,750, which apparently were not the lucky numbers. The seller paid $375K in 10/15 for this unit.
Sales:
Emmalani Court 513 sold for the list price of $499K. The seller paid $599K in 6/05. Sealodge G4 sold for $600K while listed for $625K. This unit was purchased by the seller in 2/13 for $295K.
Under Contract:
Once again, Pali Ke Kua 1, a leasehold property, is under contract.
Price Changes:
As noted above, Mauna Kai 8A increased in price to $440K. Kamahana 7 made a $5K reduction to arrive at a price of $494,500. The seller paid $235K in 12/10.

3793 Moae Place went into escrow on 4/30 and is now back on the market if you missed it the first time. It is priced at $739K and was purchased by the seller for $487K in 10/12.
4133 Rooke Place fell out of escrow and is now back on the market with a new price of $1.150M. The seller paid $323K in 6/03 for land and built the home in 04.
Price Changes:
As noted above, 4133 Rooke Place reduced to $1.150M as it came back on the market. After a $9,999 reduction, 3697 Albert has a new price of $1.190M. This home sold for $1.065M in 12/04. 4036 Kaikioewa Place made a $15K reduction to arrive at a new list price of $1.395M. The seller purchased this home for $1.070M in 3/15.
